General Construction
The entire Fish Cellar site was excavated below ground to a depth of 4 meters where 5,000 tons of earth was extracted. Concrete piles were driven into the ground around the perimiter of the site.
Into this cavity an underground car park was built using some 2,000 tons of concrete and steel.
In some areas the concrete is 500mm thick. Making Probably the only Nuclear bond shelter in Cornwall .....
These tasks were an engineering feat in their own right. All structural work was designed and supervised by the structural engineers John Grimes Partnership, Cornwall.
The main structure of the development was built on top of this, using steel reinforced polystyrene sections into which concrete was poured. This gives the houses a thermal rating 2nd to none.
The house includes the following.......
Under floor heating throughout, oil fired combi boiler, steam shower, whole house wired for High definition Sky TV, underground parking, share of the freehold. Government SAP calculated total annual energy consumption £525.
First Floor
The Beach House consists of a large open plan 30 x 25 foot 1st floor living area, 14 foot high timber beamed open gabled roof , with 7 foot high double glazed glass and timber walls over looking the sea.
Limed French Oak floor boards with under floor heating. All windows and external doors Pilkington K, argon filled, double glazed panels within Iroko hardwood frames. Hole in the wall flueless gas fireplace. Stone staircase with curved glass balustrade supported on oak posts. French doors lead to terrace with optional sunken cedar Hot Tub.
First Floor Kitchen
Painted cream oak fully fitted kitchen. Wooden work surface with tiled splash back. Large porcelain twin bowl butler type sink. Top of the Range Bosch Stainless Steel Dishwasher, Bosch built in stainless steel Single Oven , Baumatic Built in Microwave, John Lewis Stainless Steel Fridge/Freezer, Bosch Electric ceramic hob, Zanussi Stainless Steel cooker hood. Grant 36KW Oil Fired condensing combination boiler.
